A New Life for a Listed Building

This project converts the long-vacant upper floors of a listed Georgian building into a new home in Dumfries town centre.

The existing building sits within the Dumfries Conservation Area and occupies a tight urban site, hemmed in by neighbouring properties on three sides. It is C-listed and, while modest in scale, its composed street-facing elevation makes an important contribution to the character of the historic street. Previously used as a dental surgery, the upper floors have been empty for many years. The building is in poor condition, with masonry repairs and general upgrades required throughout.

A key element of the scheme is the reinstatement of two traditional dormer windows at attic level to create valuable additional space on the attic floor for a third bedroom.

The project balances the need to upgrade the building to modern standards with respect for its historic character. Proposed work includes masonry repairs, paint removal, refurbishment of existing windows, renewal of services and thermal upgrades to the walls and roof, with breathable insulation. Internally, the layout has been reconfigured to create a three-bedroom home, including a new compliant stair to the attic level.

Planning permission, Listed Building Consent and Building Warrant have all been secured, with applications underway for grant support from the Dumfries Conservation Area Regeneration Scheme and the Town Centre Living Fund.
